CP3 Development is a Real Estate Development & Consulting firm that provides outsourced Project Management services for turn-key Real Estate Development, Land Use and Dry Utility Consulting. As a Full Service Development Firm, we provide a broad range of services such as Architectural and Project Engineering, Land Use Consulting, Dry Utility Management, Land Acquisition Analysis and representation, Equity Sourcing, Entitlement and Permit processing, Construction Scope of Work and Contract Administration, Schedule Management, and more as solutions to help our clients facilitate change, achieve their vision and optimize performance and productivity.
CP3 Development will get you to the finish line: beginning with the land acquisition and design phase, through entitlements, plan check with local building departments, clearances from local agencies, permit issuances, construction and inspections, and through the final issuance of the certificate of occupancy allowing the project to open its doors for its residents, employees, or customers.
With local government approval processes increasingly becoming complex, it is more important than ever to work with CP3 Development to facilitate timely approvals to meet hard project deadlines. CP3 Development leverages its strong knowledge of City government to bring the needed resources to get projects approved quickly.
CP3 Development knows it takes commitment, organization, knowledge, and a strategic approach to get the right answers. When the approval process is inconsistent and unclear, CP3 Development works closely with senior City staff to monitor code interpretations to provide our clients with the most accurate, up-to-date information for their development projects.
ABOUT THE OWNER
Caleb Pate (CEO) – Since 2012, Caleb has worked with some of the highest caliber architectural and construction professionals in Los Angeles. Concurrent with earning an undergraduate degree from California State University, Northridge in Finance and Economics, he worked as a Senior Project Manager, Development Coordinator, and Land Acquisitions Manager for large developers in Los Angeles, managing value-add projects of single family residences, custom luxury estates, tract developments, multi- family, and commercial TI projects.
After years of working as a senior project manager for other developers and managing over $150M in property in his career, he then started his own firm, building the projects that he designed as well as projects designed by others. Over the years, he has served as a Lead Planner, managing a team of professional consultants including the architects, engineers, attorneys and title officers through land entitlement and construction process. Concurrently, he focuses on raw land and project acquisitions.
Caleb is a key asset to CP3 Development in developing and maintaining successful rapport with City Officials. Caleb oversees the financial aspects of CP3 Development as well as the entities managed by CP3 Development along with their respective monetary obligations during the process of development and construction. He is integral in the due-diligence process reviewing the financial expectations of each project.
